Heating in Dorking

Heating for town and countryside around Dorking

Dorking’s high street and older streets have Georgian and Victorian buildings, with later suburbs climbing the slopes around them. Beyond the town, the countryside is scattered with villages, farmhouses and converted barns, some of them well away from the gas network.

Because we are registered with Gas Safe, OFTEC and MCS, we can look after all of those homes. We service and replace oil and LPG boilers, install gas systems in town and design air or ground source heat pumps for rural properties ready to move away from fossil fuels.

Some larger country homes around Dorking also have swimming pools, and we install and maintain pool boilers and heat pumps for those too. Whatever the property, our aim is a reliable system with sensible running costs.

Autumn tip

Bleed radiators that are cold at the top, check the boiler pressure reads around 1–1.5 bar cold, and get your annual service booked before the first cold snap.

Period town houses in central Dorking

Central Dorking has a good number of Georgian, Victorian and older buildings, often with narrow frontages and deep plots. Heating them tends to involve working around listed or historic features, cellars and awkward stairwells. We usually recommend a high-efficiency gas boiler with a well-insulated cylinder, carefully routed pipework and modern controls. If the building is listed, we plan the flue and pipe routes to keep changes to the historic fabric to a minimum.

  • Discreet routing in historic buildings
  • High-efficiency gas boilers
  • Controls suited to multi-storey homes
Local knowledge

How Dorking homes are heated

Dorking sits where the Mole cuts through the North Downs, with Box Hill rising on one side and the high greensand ridge around Leith Hill to the south-west. The town itself has a long history as a market centre and coaching stop, and its older buildings show it. Around that core are Victorian streets and later estates, mostly on mains gas and well suited to modern condensing boilers. Replacing an old unit there is usually straightforward, and we always set the flow temperature low enough for the boiler to condense properly.

Step outside the town and things change quickly. The villages and hamlets of the Mole Valley include plenty of homes that rely on oil, LPG or electric heating. Many have older boilers in outbuildings or utility rooms and tanks that have been there for decades. We are regularly called out to oil boilers that have lost efficiency or developed faults, and we can also plan a staged move towards renewable heat.

For those ready to switch, the Boiler Upgrade Scheme gives £7,500 towards an air or ground source heat pump. Since 21 July 2026, eligible homes that are off the gas grid can get £9,000, which suits many rural properties around Dorking. Grant values can change, so we check the current position with you. Larger gardens and land also make ground source systems realistic here. We talk you through the trade-offs between ground and air source before you decide.

Common call-outs

Heating problems we often solve in Dorking

Exposure on the hills

Homes on higher ground towards Leith Hill and the Downs face colder winds and harder frosts. Condensate pipes running outside can freeze and shut the boiler down. We reroute them internally or insulate and size them properly, and choose heat pumps with good cold-weather performance.

Ageing oil tanks

Older single-skin oil tanks can corrode, leak or sit too close to boundaries and buildings. We assess tanks against current rules and replace them with bunded models placed correctly, reducing the risk of spills and making insurers happier.

Volatile fuel prices

Oil and LPG prices can swing sharply, which makes budgeting hard for off-grid households. A heat pump paired with good insulation offers steadier costs. We give honest projections based on your property rather than optimistic headline figures.

Quick suitability check

Could a heat pump work in your home?

Heat pumps suit most homes, but a few factors make a big difference to performance. Answer five questions for an instant steer — then we’ll confirm with a proper survey.

Heat pump suitability check

There are no wrong answers — this just helps us understand your starting point.

1. How well insulated is your home?
2. Do you have outside space for a unit?
3. How do you heat your home now?
4. Do you have space for a hot water cylinder?
5. What are your radiators like?
FAQs

Dorking heating questions

What are the rules for oil tanks at homes around Dorking?

Domestic oil tanks need to meet building regulations, which cover their distance from buildings, boundaries and drains, as well as secondary containment. A bunded tank is required in many situations, for example near watercourses. We check your existing tank, advise whether it complies and replace it with a correctly sited model if needed.

My boiler stops working in freezing weather. Is that common near the Surrey Hills?

It is a familiar winter problem on higher ground. Condensing boilers produce water that drains through a small pipe, and on exposed sites that pipe can freeze if it runs outside. The boiler then locks out. We can reroute the pipe internally, increase its size or insulate it, which normally stops the problem recurring.

Can I get the higher heat pump grant for my off-grid cottage near Dorking?

From 21 July 2026, eligible off-gas-grid homes can receive £9,000 through the Boiler Upgrade Scheme, compared with £7,500 for others. Eligibility depends on factors such as having a valid Energy Performance Certificate. As an MCS-certified installer, we apply on your behalf. Grant values can change, so we confirm the latest figures.

Do you heat swimming pools at larger homes in the Mole Valley?

Pool heating is part of our work: we install, service and repair pool boilers and can advise on air source heat pumps for pools, which are often cheaper to run in the warmer months. We size the system to the pool volume, cover use and the season you want to swim, and connect it safely to existing plant.

Is an LPG boiler a sensible stopgap for a rural home?

LPG can be a good option when an old oil boiler fails and the house is not ready for a heat pump yet. It burns cleanly and boilers are similar to gas models. However, fuel prices can be high. We will compare LPG, oil and heat pump options so you can decide with clear information.
