Heating for larger homes in and around Sevenoaks
Sevenoaks is known for Knole, its tree-lined roads and its fast trains to London. The town and the villages around it have a large number of substantial houses, many built in the late Victorian, Edwardian and inter-war years, often on big plots with mature gardens, garages and outbuildings.
Homes like these need heating designed as a whole. We plan multi-zone systems, high-output boilers with unvented cylinders, underfloor heating across extensions and air or ground source heat pumps sized correctly for the building. We also install and service swimming pool boilers and heat pumps.
With Vaillant Advance and Viessmann accreditation alongside Gas Safe, OFTEC and MCS, we can offer quality equipment with strong warranties. Each project starts with a proper survey so that the design reflects how your household actually uses the house.
- Multi-zone systems for large houses
- Swimming pool heating and servicing
- Ground loop and air source heat pump schemes
- Heat loss surveys before any quote

Bleed radiators that are cold at the top, check the boiler pressure reads around 1–1.5 bar cold, and get your annual service booked before the first cold snap.

Edwardian and inter-war detached houses
Many of the larger houses in Sevenoaks date from the early twentieth century, with generous rooms, several bathrooms and later extensions. A powerful system boiler with a large unvented cylinder handles simultaneous showers comfortably, and splitting the house into zones means unused wings are not heated needlessly. For owners thinking ahead, we can design the radiators and pipework so that a heat pump can be added later with minimal disruption.
- High-output boilers and large cylinders
- Zones for wings and extensions
- Pipework ready for a future heat pump

Homes with pools and outbuildings
Large gardens in and around Sevenoaks often include a swimming pool, pool house, home office or annexe. Each needs heat, and running them all from one undersized boiler rarely works. We can install a dedicated pool boiler, a heat exchanger off the main system or an air source heat pump for the pool. Separate controls let you heat the pool only when it is in use, keeping costs sensible across the season.
- Dedicated pool boilers and heat pumps
- Separate controls for each building
- Heating for garden offices and annexes

New builds and replacement houses
Plenty of plots in the area have seen older houses rebuilt or heavily remodelled. These projects are an ideal moment to install low-temperature heating. Underfloor heating throughout, paired with an air or ground source heat pump and good insulation, can give steady comfort at a sensible running cost. We work with architects and builders on design and installation, and can add heat recovery ventilation for airtight homes so that fresh air does not cost you warmth.

Sevenoaks heating: large homes, high expectations
Sevenoaks sits on the Greensand Ridge with the North Downs rising beyond, and Knole Park stretching out from the edge of the town centre. The town famously lost most of its namesake oaks in the Great Storm of 1987, but it remains one of the greenest commuter towns in Kent. Many homes here are large and individually designed, and their heating systems are correspondingly complex, with multiple zones, cylinders and sometimes more than one boiler.
We are often asked to sort out systems that have grown over time. Extensions, loft conversions and new bathrooms can leave a once-adequate boiler struggling and controls that make little sense. Our approach is to survey the whole house, calculate the heat loss and then design a system that works as one. That might mean a larger boiler, a second cylinder or a well-sized heat pump, and we explain the reasoning behind each choice.
Heat pumps are increasingly popular in Sevenoaks, particularly where homeowners are renovating. Under the Boiler Upgrade Scheme, £7,500 is available towards an air or ground source heat pump, increasing to £9,000 for eligible off-gas-grid homes from 21 July 2026. Those amounts are set by government and may be revised. For larger properties with land, ground source is well worth considering, with quiet operation and steady output all year round, while air source suits smaller plots well.
Heating problems we often solve in Sevenoaks
Heating large pools
Pools lose heat quickly, especially overnight and in breezy weather. An appropriately sized pool heat pump or boiler, combined with a good cover and sensible controls, keeps water at a comfortable temperature without heavy running costs.
Big houses, many zones
Extended homes often have heating added piece by piece, with several thermostats fighting each other. We redesign the controls, rebalance the system and sometimes upsize pipework so that each area reaches temperature reliably, without the boiler cycling on and off all day.
Mature trees and heat pumps
Leafy plots are lovely, but heavy tree cover and falling leaves can affect where an air source unit should go. We choose positions with good airflow and easy access for cleaning, and consider ground source where there is space.

What is the best way to heat a swimming pool in Sevenoaks?
For outdoor pools used mainly in the warmer months, an air source pool heat pump is usually the most economical choice. Indoor pools used all year may suit a dedicated boiler or a larger heat pump. A cover makes a big difference to heat loss. We size the system to the pool volume and how often you swim.
Can a large Sevenoaks house run on a heat pump?
Yes, provided it is designed properly. Bigger houses need a carefully calculated heat loss, correctly sized radiators or underfloor heating and sometimes more than one heat pump unit. Good insulation helps a great deal. We carry out a detailed survey and will tell you honestly if a hybrid or boiler-based system is a better fit.
Do you work with architects on Sevenoaks renovation projects?
We do. Bringing us in early lets us plan pipe routes, plant room space, underfloor heating zones and heat pump positions before walls and floors are finished. We can provide drawings and specifications for the design team and coordinate with builders on site so the heating is installed in the right order.
Does my Sevenoaks new build need heat recovery ventilation?
Heat recovery ventilation brings in fresh air while recovering warmth from the stale air it extracts. In very airtight homes, it helps control condensation and air quality without opening windows in winter. Many new and rebuilt houses benefit from it, and we can design and install a system alongside your heating.
Can the heating in my Sevenoaks annexe be separate from the main house?
Yes. An annexe can have its own boiler, a small heat pump or a separately controlled zone from the main system, depending on its size and how it is used. Separate control is especially useful when the annexe is used by family or guests, so it is only heated when occupied.
